SBA 7(a) and 504 Financing

Flexible financing for business acquisitions, owner-occupied real estate, expansion, and major assets.

Eligible transactions may qualify for financing of up to 90% of project costs. Depending on the program and structure, financing may support business acquisitions, commercial real estate purchases, ground-up construction, tenant improvements, equipment, and other qualified business needs.

Eligible borrowers may be able to combine SBA-backed financing of up to $10 million, subject to each program’s requirements. Certain qualifying energy projects may support additional SBA 504 capacity.

Most individual 7(a) loans are limited to $5 million. The SBA portion of a 504 financing structure may reach $5.5 million for qualifying projects; total project financing can be larger. The combined-loan update effective July 4, 2026, does not make every individual SBA loan eligible for $10 million.

Potential fit for

  • Business acquisitions
  • Owner-occupied commercial real estate
  • Ground-up construction
  • Tenant improvements
  • Equipment and expansion projects

High-Leverage Construction Financing

Build qualifying projects with less capital required at closing.

Financing of up to 100% of eligible project costs may be available for select qualifying pre-leased developments, including single-tenant and multi-tenant projects. Certain self-storage developments may qualify for financing of up to 95% of eligible costs.

Availability depends on pre-leasing, sponsorship experience, project feasibility, market conditions, and lender underwriting. These maximums are not available for every project.

Potential fit for

  • Pre-leased commercial development
  • Single-tenant construction
  • Multi-tenant construction
  • Self-storage development

Conventional Commercial Financing

Flexible options for established businesses and income-producing properties.

Qualifying conventional commercial transactions may support financing in the range of 65% to 75% of property value. Potential uses include investment-property acquisitions, single-tenant net-leased properties, and other income-producing commercial real estate outside the multifamily category.

Select programs may accommodate out-of-state investors or borrowers with certain recent credit events. Special-purpose properties typically require more borrower equity and may be limited to approximately 65% financing.

Potential fit for

  • Retail, industrial, and office properties
  • Net-leased investments
  • Out-of-state investors
  • Special-purpose commercial properties
  • Transactions that do not fit SBA requirements

Multifamily Property Financing

Long-term financing for apartment acquisitions, rehabilitation, and development.

Qualifying multifamily transactions of approximately $3 million or more may be eligible for financing of up to 85% of property value or eligible project costs, depending on the program. Options may be available for acquisitions, construction, and substantial rehabilitation.

Select larger transactions may offer non-recourse structures, assumable financing, and terms of up to 35 years. Potential financing levels for smaller transactions may reach up to 80% for loans between $1 million and $3 million, and up to 75% for transactions beginning around $250,000.

The available structure depends on the property, loan size, program, and underwriting. Non-recourse provisions and loan assumptions remain subject to lender conditions.

Potential fit for

  • Apartment acquisitions
  • Multifamily construction
  • Major rehabilitation projects
  • Long-term investment ownership

Blanket Loans for Residential Investment Portfolios

Combine multiple investment properties under one financing facility.

Blanket financing allows qualifying investors to finance several residential rental properties through a single loan. Structures of up to 70% of portfolio value may be available, generally beginning with a total loan request of approximately $500,000.

This approach can simplify portfolio financing and reduce the need to maintain a separate loan for every property. Property eligibility and release provisions depend on the lender and loan terms.

Potential fit for

  • Single-family rental portfolios
  • Multiple residential investment properties
  • Portfolio acquisitions
  • Investors seeking consolidated financing

Non-Recourse Commercial Real Estate Financing

Finance qualifying properties while limiting personal recourse.

Non-recourse financing of up to 75% of property value may be available for qualifying Class A and Class A-minus commercial properties. Programs typically begin around $2 million and may accommodate retail, industrial, and office investments, including transactions involving out-of-state owners.

Final financing levels and recourse provisions depend on the property, sponsorship, cash flow, market, and lender underwriting. Non-recourse financing can still include specific exceptions and guarantees in the loan documents.

Potential fit for

  • Retail properties
  • Industrial properties
  • Office properties
  • Institutional-quality commercial assets
  • Out-of-state investors

Private Money Financing

Flexible capital for transactions that require speed or a nontraditional approach.

Private financing may be available in first- or second-lien positions across a broad range of commercial property types, including land. These programs can be useful when timing, property condition, credit history, or transaction complexity makes conventional financing difficult.

Financing levels vary by transaction, with some programs offering up to approximately 65% of property value. Loan costs, repayment terms, and the planned exit strategy are important considerations.

Potential fit for

  • Time-sensitive acquisitions
  • Land transactions
  • Transitional properties
  • Bridge financing
  • Situations involving recent credit challenges

Securities-Backed Financing

Access liquidity without immediately selling eligible investments.

Qualifying borrowers may be able to borrow against an eligible portfolio of stocks, bonds, or other marketable securities. Because the investment portfolio serves as collateral, some programs may not require traditional real estate or business-loan underwriting.

Securities-backed borrowing involves market, collateral, and potential liquidation risks and should be evaluated carefully with the appropriate financial and tax professionals.

Potential fit for

  • Short- or intermediate-term liquidity
  • Borrowers with substantial investment portfolios
  • Transactions requiring an alternative source of capital
